A Real Estate Broker performs all functions of a Real Estate Agent. In addition, a Broker can negotiate agreements to sell, exchange, purchase, rent or lease property, collect rent, and negotiate real estate transactions for a fee or commission. A Broker does not have to share or split commissions, which is required for a Real Estate Agent. A Broker makes sure all contracts are executed properly and all files are complete and accurate in the event of an audit by the State. A Broker also assumes legal liability for all Agents working under their sponsorship, including adequate staff training, handling all management activities including controlling business overhead, marketing, and various other business-related expenses.
